Mauricio Umansky appears to have a new romance budding in his life.
While enjoying a night out in Los Angeles on Monday, May 12, the founder of real estate brokerage The Agency, 54, was spotted packing on the PDA with a mystery blonde woman. The pair were first seen walking hand in hand on the sidewalk during their outing.
Umansky then appears to have given his date his black jacket at one point, as she’s seen wearing it around her shoulders while he leans in for a kiss.
As the exchange heats up, he lifts her into his arms while appearing to have a big smile on his face.

This is not the first time Umansky has been spotted with a new potential love interest recently.
One year after PEOPLE confirmed his separation from wife Kyle Richards, 56, after 27 years of marriage, Umansky was spotted passionately kissing another woman at the airport in Mykonos, Greece.
The steamy exchange in July 2024 saw the pair in a deep embrace as the woman stood up on her tip toes. She was dressed for vacation in a sheer white long sleeve mini dress and slides, while the realtor wore a casual travel-day combo of skinny jeans, a white t-shirt and sneakers.
Since his separation from Richards, Umanksy has also been linked to influencer Alexandria Wolfe, as well as model Klaudia K.
In a March 11 episode of The Real Housewives of Beverly Hills, Richards and Umansky awkwardly addressed the infamous Mykonos photos, with the reality star admitting that the kiss made their amicable separation a bit more complicated.
During the pair’s one-on-one conversation, Umansky was the first to break the ice by addressing the elephant in the room.
“I got photographed, you know, in the airport,” he began. “You know that I would never want to do anything on purpose that would hurt you or the kids. I really am sorry for hurting you. I would never want to hurt you on purpose.”
Richards acknowledged her ex’s apology and added that she didn’t think he knew his picture was being taken at the time, but she also expressed her skepticism about his partner’s intentions.
“I don’t know that the other person didn’t know that, but obviously that’s hard to see,” she admitted. “But we are separated, and we’re allowed to do what we want in this time. It’s just strange.”

The exes’ separation became public in July 2023. At the time, a source close to the couple told PEOPLE that the pair were no longer together.
“Kyle and Mauricio have been separated for a while now but are still living under the same roof,” the source said. “They remain amicable as they figure out what’s next for them and their family.”
Richards and Umansky share daughters Alexia, 28, Sophia, 25, and Portia, 17. The Bravo star is also mom to daughter Farrah Brittany, 36, from her previous marriage with Guraish Aldjufrie.
