The report shared that the pandemic-era demand for swimming pools has cooled off, but they’re still an important selling point in homes.

The research found that a home with a pool had a 61% price premium in January 2022, and this has decreased to 54% as of April 2025. If you’re considering spending money on renovating your property, common summer renovation trends include swimming pools, patios and porches, outdoor kitchens, and landscaping. There are many common summer renovation projects, but are they all worth spending money on?

The Cost Recovery Is Strong

The National Association of Realtors most recently reviewed the cost recovery and enjoyment of various outdoor remodeling projects in 2023 and discovered the following:

  • In-ground pool additions had a 56% cost recovery.

  • New patios had a 95% cost recovery.

  • Outdoor kitchens had a 100% cost recovery.

  • Overall landscaping upgrades had a 100% cost recovery.

The most recent data from The Journal of Light Construction found that wood decks had an 83% cost recovery.

“Interest in outdoor living skyrocketed during the pandemic, and that trend has continued, as homeowners realized the benefits of spending time outdoors. Outdoor spaces are now a must-have for many homeowners, instead of a nice-to-have, making them a viable investment in your home,” said Joe Raboine, the vice president of design at Oldcastle.

Daniel Blake, a real estate expert and manager at Clever Offers, also pointed out that these spaces add functional square footage and lifestyle appeal to a home, especially in areas where outdoor entertaining is year-round.

But How Much Do They Cost?

However, it’s recommended that you look into the pricing of these renovations to ensure that you have the funds to commit.

According to Angi, here’s how much you can expect to spend on these projects:

  • In-ground pools cost an average of $65,909.

  • A new patio will be around $4,000.

  • An outdoor kitchen will cost an average of $16,480.

  • Landscaping upgrades will depend on the size of the property, but the average cost is $3,649.

It’s also worth noting that the cost recovery will depend on your local market and the timing of your home sale.

These Upgrades Are Expected in Some Markets

There are specific markets where buyers have expectations based on regional trends, so it’s essential to ensure that your home has the right appeal if you plan to sell in the near future.

“In hot weather markets like Miami, Phoenix and Las Vegas, pools are not just desirable but expected and can be a must-have amenity to attract buyers,” Blake said.

Daniel Cabrera, a real estate expert and owner of Fire Damage House Buyer, noted that upgrades to outdoor living can yield significant emotional and lifestyle benefits, making sales more likely and potentially quicker. For example, an outdoor kitchen may help it stand out and sell more quickly in a luxury market. Other renovations, such as a new patio or upgraded landscaping, can enhance both curb appeal and functional utility, offering a higher return on investment compared with a swimming pool.

Regional Demand Varies

Cabrera emphasized that regional demand for outdoor renovation projects must be taken into account. “In warmer climates like Texas or Florida, pools can increase buyer interest and home value. However, in cooler areas, they may deter buyers due to maintenance and insurance costs,” he said.

The experts agreed that homeowners should analyze their local area and buyer tastes if they’re considering summer renovation projects from a return on investment (ROI) perspective.

Blake pointed out that in many cases, homes with thoughtful outdoor upgrades, such as high-end built-in grills, shaded lounging areas and well-designed landscaping, will stand out in listings and generate more interest. Sometimes, the ROI isn’t just financial because the renovation can also improve the buyer’s perception. A home that creates a lifestyle image can sell faster and closer to asking price, even in a buyer’s market.

Blake concluded that the key to long-term value lies in aligning renovations with regional preferences and market expectations.
