Here are seven low-cost ways that home sellers can boost their home’s curb appeal.

Improve the Front Door

The front door offers an excellent opportunity to enhance curb appeal without incurring significant expenses, as a simple application of paint can make your home look more welcoming. “A pop of color, such as classic red, charcoal gray or deep navy on the front door, can say to the buyer that the home has been taken care of,” said Daniel Blake, a real estate expert and manager at Clever Offers.

Blake noted that a quart of exterior paint can cost between $30 and $50, and the paintwork can be completed in one day. New door hardware or a new lockset may be installed for around $40 to $70. These small investments can further enhance the look of your home and make a strong first impression on potential buyers.

Invest In Exterior Lighting

If the light fixture by your front door is outdated or rusty, replacing it with a modern one can cost as little as $40 to $100 and instantly elevate the look of your entryway. Blake said that even just cleaning the glass and replacing old bulbs with warm LED lights (which can cost about $5 to $10 each) can make your home feel brighter and more welcoming.

Daniel Cabrera, a real estate investor and founder of Fire Damage House Buyer, said that you’ll also want to install solar-powered path lights. These can cost as little as $3 to $7 apiece at big-box stores and increase safety and ambiance.

These simple upgrades can be helpful for evening viewings, allowing buyers to see what the property looks like after dark.

Install New House Numbers

Cabrera pointed out that modern and sleek house numbers can cost approximately $20 to $40 total and immediately freshen the look of the front. You’ll want clear numbers that can help the home stand out from the street, making it easy to find.

Upgrade the Mailbox

You can typically upgrade a mailbox for $40 to $75, and it can enhance the property’s appearance from the street. This low-cost upgrade will make your home look more attractive, and it will give buyers one less thing to purchase.

Paint the Porch/Upgrade the Features

The experts agreed that painting the porch can go a long way for a simple $50 investment in paint. Cabrera suggested adding window boxes or potted plants, which can cost under $50 and add visual appeal to even the most basic facades.

Jeff Lichtenstein, a broker and founder of Echo Fine Properties, said it’s worth investing in a new doormat and doorbell as well. He noted that the buyer usually knows before the door opens whether the house is going to be the one they want to buy based on its curb appeal. You can usually find a doormat for anywhere from $29 to $39, and $50 can get you a modern doorbell.

Upgrade the Landscaping

Another low-cost improvement to consider is making sure the landscaping looks neat and purposeful. “Simple mulch, bush trimming and adding colorful flowers can be done for under $100 and really make the front yard look bright,” Cabrera said.

You can also spend a little more money on landscaping by investing in tree trimming or removal to spruce up the front yard’s appearance. According to HomeGuide, trimming can cost around $200 to $900 per tree, and removal prices can range from $300 to $2,000 per tree.

Pressure Wash the Driveway

“Pressure washing the driveway, walkways, siding and even the front porch can make your home look instantly newer and more cared-for,” Blake said. If you don’t own a pressure washer, you can usually rent one for around $40 to $70 per day from your local hardware store. Cleaning off dirt and giving your exterior a pristine look can provide you with a high return on your investment.

These simple upgrades can all be done in an afternoon and boost your home’s curb appeal, which could go a long way. You don’t want to miss out on potential profits because you didn’t invest some money and effort into updating your property.
